Polish Construction Firms Embrace BIM and Artificial Intelligence

Gdańsk-based studio Design Anatomy and prefabrication manufacturer Pekabex describe how BIM models, laser scanning and AI language models are changing building design and construction in Poland. BIM adoption among construction companies has more than doubled in recent years, reaching 21 percent.

Artificial intelligence and BIM technology are no longer an add-on for Polish construction, they are becoming part of the everyday work of design studios and contractors. Gdańsk-based studio Design Anatomy and Poznań-based prefabrication manufacturer Pekabex explain in Forbes Polska how AI language models, laser scanning and digital building twins are cutting design time and reducing errors during construction.

Language models at the design stage

Albert Ciesielski, BIM manager and architect at Design Anatomy, says that digitizing processes is the key to speeding up work while still meeting strict environmental standards. The studio uses laser scanning to survey existing buildings, eliminating the measurement errors that used to occur with manual on-site measurements.

In this use case, AI models don't replace the architect, but speed up the early conceptual stages, when the team needs to quickly show an investor several variants of a building's form or facade before the project moves into detailed BIM modeling. Ciesielski stresses that smart, optimized design saves not just time and budget but also lowers the risk of costly corrections during construction.

Prefabrication and BIM's fourth dimension

On the contractor side, a similar direction is described by Pekabex, one of Poland's leading prefabricated construction companies. The company uses BIM as a parametric technology in which the building model carries not just geometry but also current costs and scheduling, letting designers, production and assembly teams work from the same, constantly updated data.

Żaczek points out that BIM models make it possible to catch clashes between installations and structural elements earlier, already at the design stage, which reduces the number of changes made once construction is underway. In prefabrication, where components are made in a factory and arrive at the site ready for assembly, an error caught on paper costs little, while one caught on site can stall the entire schedule.

The scale of change in numbers

Data cited in the article show that the digitization of Polish construction is accelerating, though still unevenly. Awareness of BIM in the industry now reaches 60 percent, a significant increase compared with the previous edition of the report from 2019. Among architects and design studios, adoption remains stable at 41 percent, while among contractors, for whom BIM was until recently a niche technology, the share more than doubled, from 9 to 21 percent.

Behind this growth is, among other things, Porozumienie Wykonawców dla BIM (the Contractors' Agreement for BIM), an initiative bringing together Poland's largest construction companies around shared rules for applying BIM and openBIM methodology. The agreement aims to standardize how data is handled, ease communication between everyone involved in a project, and speed up the adoption of modern tools in public procurement, where the client's requirements often determine how fast a contractor digitizes.

What this means for the industry

For Polish construction companies and design studios, combining BIM with AI tools means, in practice, less rework and better communication between investor, designer and contractor, since everyone works from the same digital model of the building instead of scattered drawings and spreadsheets. Beata Żaczek notes, however, that isolated implementations at individual companies are not enough.

That caveat explains why the industry is now betting on shared standards, such as IFC and CCI classification, planned for rollout by the end of 2026, rather than individual, mutually incompatible solutions built by separate companies. Without a common data language, one company's BIM model is difficult to exchange with a partner's, which confines the benefits of digitization to single organizations rather than entire project supply chains.

For both public and private investors, this also means growing pressure to include BIM requirements already at the tender stage, since it is largely the contracting authority that decides whether a contractor invests in digital tools. A government program to digitize construction, run by the Ministerstwo Rozwoju i Technologii (Poland's Ministry of Economic Development and Technology), points in a similar direction at the level of national investment policy.
